LAND DEVELOPMENT:

Blue Morphos Land Development opportunities abound from Dominical to Palmar del Sur in the Southern Pacific Region of Costa Rica.

We currently feature two (2) Land Development Projects:

The
Three Kings Land Development Project, located in the “pueblo” of Tres Rios in the OSA Region. (link to “Three Kings” Power Point Presentation)

The
Monarch Land Development Project, located 4 Km. south of the “pueblo” of San Buenas in the OSA Region.

All of our 37 Lots feature a selection of spectacular Ocean, River and Mountain Views.

Lot sizes range from 5,000 m2 to 3,500 m2, or from 1.25 to 0.87 acres.


Other features are: guaranteed access to electricity and running water, and a “
gently sloping” access road to the entrance of each property.


PROPERTY (LOT) DEVELOPMENT SERVICES:

“Blue Morphos” Property Development Services are provided upon request.

The following services can be provided at “nominal” fees:

Legal services. We can recommend “independent” Legal Counsel at very reasonable fees and fully bi-lingual lawyers.

Accommodation. We offer short or long term stays at the luxurious “
Casa Weterings” residence in Ojochal, OSA Region. Rates are US$65.00 for single or double occupancy, per night, including “Full American” breakfast. All rooms feature a “fully appointed” private bathroom, hot and cold water, private patio, air-conditioning and fan. Full use of the residence’s swimming pool, overlooking the Pacific Ocean.

Complimentary Accommodation: “Blue Morphos” extends to “would-be” Buyers, two complimentary nights at “Casa Weterings”, while you visit our Lots.

Transportation: We shall provide you with detailed road maps, if you rent your own 4x4 vehicle at the San Jose airport. We can also arrange overnight accommodation in San Jose and “
Easy Ride” shuttle bus transportation from your San Jose hotel to “Casa Weterings”. We also provide “complimentary” secure garage parking at the residence. If you plan to fly with the regional airline, SANSA, from San Jose to Palmar del Norte, we shall arrange “complimentary” transportation from the Palmar del Norte airport to “Casa Weterings”.

Financial Services:
“Blue Morphos” will finance up to 50% of the purchasing price of a Lot.

Other Services:

Lot maintenance and regular security visits to the property, in order prevent access to the Lot by squatters.
Pre-construction services such as building site (plantel) preparation, construction of driveway and fencing the property.
Legal and Accounting Services, such as setting up a Limited Company (Sociedad Anonima, S.A.). Filing annual company statements and filing & paying annual property taxes.


DESIGN & CONSTRUCION SERVICES:

Blue Morphos” will provide the following services to its clients after the property purchase process has been completed:

Many Lot Buyers do not know how to go about building their “dream home” on the Lot, which they have just purchased. Blue Morphos” can assist you. Even if you know how to go about building your “dream home”, you do not have the time to be involved “on a daily basis” for a period of up to 8 to 12 months. You would have to move to Costa Rica, to ensure that the house you aspire to, will actually be built according to your plans and designs.

“Blue Morphos” will make your dream come true, by representing your interests from the “pre-construction” phase through the “construction” phase until the “post-construction” phase, when your “dream home” is ready for occupancy.

We shall be your “
local” representative, your Project Manager or as it is called here in Costa Rica, your “PROXIE”. Here follows a list of activities, which we shall initiate, submit to you for approval, implement, control and deliver as requested by you:

Selection of a highly qualified Architect, who speaks English.

Presence and Participation in the process of meetings and discussions with the selected Architect, until the completion of the final design of your future home.
Assistance in the process of obtaining the required approvals from the following institutions: College of Architects of Costa Rica, the Costa Rican Electrical Company – ICE, the Costa Rica Ministry of Health (Salud) and the Building Department of the Municipality of the Ciudad de Cortez.
Submitting the architectural drawings to at least 3 reputable home construction contractors in the area. Providing you with a recommendation on which contractor to select. After your selection, negotiate the best “
price per square meter” and prepare a construction contract for your approval. Many contractors only speak Spanish. We are fully bi-lingual and will be present at all negotiations, or carry on these negotiations on your behalf.
As your “
PROXIE” (project manager), we can be involved in supervising the complete construction of your house. For this activity, we charge a “monthly” fee of US$600.00.


PROPERTY MANAGEMENT SERVICES:

When you are not at your Costa Rican home, we can look after your property and house, by regular visiting and inspecting your property (at least 3 times a week).
Organizing that the house is cleaned and that the garden is cared for, at least once a month. We pay these cleaners and gardeners on your behalf.
Advising you of specific maintenance activities, if required and after your approval implement these activities.
If you would like to rent your house during your absence, we can endeavor to find you quality tenants. We shall collect the monthly or weekly rent on your behalf and execute other administrative activities, with regard to tenants.
Our “
monthly” Management Fee starts at US$125.00 and increases depending on the size of the property and house and/or the various property management services, which you require.



LAND INVESTMENT OPPORTUNITIES:

Real Estate Investment in the Southern Pacific Region of Costa Rica is booming.

Improvement in the infra-structure of the Region is happening today, with the announcement of a new airport near Palmar del Norte and the near completion of a new, large and modern Regional Hospital in Ciudad Cortez.

Blue Morphos” is right in the thick of development activities. We mentioned that we have currently two Land Development projects going, which were financed by participation of “small investors” from North America. These developments are “Three Kings” Estates Development, S.A. in Tres Rios and “Monarch” Estates Development, S.A. in San Buenas.

A total of 11 Investors are participating in these ventures in the Southern Pacific Region of Costa Rica. Return on Investment (R.O.I.) percentages range from 135% to 290% over a 3-year period. Initial investment varies, according to your financial ability to invest from as low as US$40,000 to as high as US$80,000.

All R.O.I.s are tax-free in Costa Rica.

Blue Morphos” is pleased to present its latest investment opportunity in the Southern Pacific Region of Costa Rica, called the “San Buenas” Estates Development project.

The
San Buenas” Estates Development project features 12.5 hectares of gentle sloping land, overlooking the Pacific Ocean. The Development will feature 18 building Lots, each a minimum of 5,000 m2 (1 ¼ acres). 14 Lots provide Ocean Views and 4 Lots provide Mountain/River Views.

Investment Requirement: We are looking for 10 Partners, each with an investment of US$40,000. The projected R.O.I. is 238% over a 3-year period.
